Maps showing what little Crown land is still available on all islands are now available for free on the Internet, plus an updated registry of allocated land.

“This second edition of the Crown Land Allocation Register contains data relating to allocations previously made in Protected Areas, currently the subject of much public debate and media interest.

“It also includes data from the Economic Stimulus Package era where people were able to get freeholds straight away at a bigger discount than normal.

"The allocation register also sets out some price paid data for the first time that shows the freehold price or rent levels for the parcels,” Jon Llewellyn, the Crown Land Advisor to the Governor, said in a statement.

“For the first time, people can now use this information to make up their own minds as to whether the allocation of Crown land in recent years has been good for the Turks and Caicos Islands or not.”

The maps are available in 10 PDF documents available on the TCI Land Info Web site (www.tcilandinfo.tc), a joint effort from the Survey & Mapping, Land Registry, Land Valuation and Planning Departments.

“The story they tell is simple — there is only a relatively small amount Crown land left on most islands, the majority of usable land is already in private hands,” said Llewellyn.

“The Crown Land Allocation Register sets out in part how this transition took place and who benefitted from the allocations.

“The challenge now for government is to make best use of what little remains of TCI’s only heritage asset for the benefit of all Turks and Caicos islanders and to preserve something of that heritage for generations yet to come.”

The 2005 Crown Land Policy required that the Crown land inventory be created and made public, but that was never done until this year, when the interim government used funds from the U.K. to develop the inventory.

While the maps show where property is available, they do not include parcel numbers that are necessary to locate properties listed in the 163-page updated Crown Land Allocation Register, which is also free online. Maps that include parcel numbers range in price from $10 to $450 each.

A new Crown Land Policy is under development in consultation with the Advisory Council and Consultative Forum and will be subject to public consultation during the summer.

The forum has called for investigation into how hundreds of acres of Crown land was allocated in Protected Areas for residential and resort development, which is illegal.

As a result, five houses are under construction or complete in the Chalk Sound National Park off of South Dock Road.

Forum Chairwoman Lillian Misick said people who got that land include “attorneys, eminent counsel, persons who hold high office in the Planning Department, and others in whom significant responsibility for promoting development is vested and invested.”

A draft list of those property owners that includes land value and rents or price paid was given to forum members last week.
